Asking a builder about their square metre rate is a tricky question because their level of standard inclusions often differ quite drastically. Some builders have a standard set of inclusions, while another builder may have a 'promotion' of a certain 'value' that will bump up a lower set of inclusions to the same level. In other words, Builder A's standard inclusions are the same as Builder B's + 'promotional inclusions'.
All builders have a different approach towards publishing a 'base price'. Some builders include standard site costs, some don't include any at all. Some builders don't include BASIX costs or council application fees in their base prices even though these costs are going to be calculated at some point in order to build. Invariably, the majority of 'post contract variations' (the costs that can be added even after you've signed a contract at an agreed price) usually come as a result of better knowledge about site conditions, council requirements and energy efficiency for a potentially modified design.
Establishing a standard price point for all builders to be measured on the same playing field is our goal. We have collected data on builders with the same parameters based on phone, face to face and online enquiries direct to each builder.
